Using an assistant agreement is vital when hiring a real estate assistant. It should describe the working relationship between you and the assistant. The first thing you should consider is whether he or she is an employee or working as an independent contractor. If you choose to have an employee you have to deduct taxes, social security and unemployment insurance from their pay. This involves a lot of record keeping on your part plus the added expenses you incur by having an employee…

So after consideration most agents that hire assistants choose the independent contractor status. You do not have to do any of the withholding. You just have to provide a 1099 form. There is no salary only a commission or fee as payment or services rendered payment. This fee will also be deductible on your taxes as an expense.. It would be wise to check with your accountant to see how to handle the payment schedule.

You should hire an assistant that has an active real estate license because if they don’t have one it will limit them to doing only what an unlicensed person can do. This will make a very big difference because there are many tasks that need a licensed agent to perform. Some of the requirements you should consider when interviewing an assistant would be having computer skills in programs such as Microsoft word, excel or comparable programs. If they don’t have a laptop computer you may have to provide one. Although it’s an expense the investment will prove well worth it.

You must determine a payment schedule of how much, when and how often the assistant should expect payment. Your business growth should have a direct effect on commission increases for the assistant. A confidentially clause is important to have in your agreement. The assistant must know that what goes on between both of you stays confidential. Having this all on paper will set the guidelines. Your assistant will know their job description and their duties.. A real estate assistant agreement should protect both parties.

OE: Original Equipment:  This part is either made by the car manufacture or is made by an automotive part supplier and is branded with the car manufactures logo and/or in the car manufactures box.

Car manufacturers do not make all their parts that they put on their vehicles during assembly or repair, they contract out to auto part manufactures to make parts for them. For the most part the car manufacturer makes the body, frame and major engine components the rest they ‘farm out’ to OEM/OES manufacturers. The car manufacturer provides the specifications to the OEM/OES manufactures for the parts they need. The OEM/OES manufactures the part to these specs, adds a logo and ships it to the car manufacture.

Bosch, Bilstien, Boge, Beru, Mann, ATE, to name a few, are all OEM or OES suppliers to the car manufacturers. They make parts from spark plugs to exhaust parts. The difference between OE and OEM/OES is mainly the OEM/OES usually don’t have the car manufactures logo, but they are the same exact part. Sometimes the logo is ground off the part by the OEM/OES company so as not to affect there contract with the car manufacture. Same part coming off the same assembly line as the OE part does.

The OEM/OES parts are less expensive because they do not go through the car manufactures part system. Every time an OE part goes through a depot, warehouse, dealer, there is a little more money added to the cost of the part. This is the major reason that OE parts cost more. OEM/OES do not go through this procedure, our buyers get them directly from the manufactures, keeping the prices down.

Aftermarket:¬†aftermarket parts are just that, aftermarket. They are not made by the car manufacturers. They can be made by one of the original equipment manufacturer companies or by a completely different manufacturer. The main difference is they are not made completely to the car manufacture specifications. This is not always bad. One example is Bilstien. They are an OEM/OES supplier, but they offer aftermarket parts also. There HD struts/shocks are original equipment, but their Sport struts/shocks and suspension kits are not made to OE specifications, better but not OE, so it’s now an aftermarket part. Another example is the Stewart EMP BMW water pumps. Stewart EMP is NOT an OEM/OES manufacturer but the pump they make is better and stronger than OE. It is an aftermarket part but a better part altogether.

But still another example of an aftermarket BAD part is a counterfeit part. Counterfeit part manufacturers use backward engineering to get the specifications of the part without paying the car manufacturer. And almost all the time these parts are made with very low quality components. Sometimes these parts are very hard to identify because a lot of emphasis is put on the look and feel of the part and not what it is made from. One way to identify an counterfeit part is its unbelievable low price, the old adage you get what you pay for fits here. The best way to avoid these cheap low quality parts is to purchase your parts from a reliable source, one that offers a warranty and return policy.

Almost all Performance parts are aftermarket parts, again be careful with these parts also. Buy from a reputable supplier or/or manufacturer.

5. Chicken magnate Frank Perdue’s line, “It takes a tough man to make a tender chicken,” sounds much more interesting in Spanish: “It takes a sexually stimulated man to make a chicken affectionate.”

6. Scandinavian vacuum manufacturer Electrolux used the following in an American campaign: “Nothing sucks like an Electrolux”.

7. A hair products company, Clairol, introduced the “Mist Stick”, a curling iron, into Germany only to find out that mist is slang for manure. Not too many people had use for the manure stick.

8. The American slogan for Salem cigarettes, “Salem-Feeling Free”, was translated into the Japanese market as “When smoking Salem, you will feel so refreshed that your mind seems to be free and empty.”

9. PepsiCola lost it dominant market share to Coke in South East Asia when Pepsi changed the color of its vending machines and coolers from deep “Regal” blue to light “Ice” blue as Light blue is associated with death and mourning in SE Asia.

10. We can’t forget Chevrolet’s attempt to launch the Nova — Spanish translation, “Doesn’t Go” — in Mexico (turns out this one appears to be an urban legend and cannot be verified). Many sources on the internet allege this is untrue.

Do you love chocolate? Do you also love fine foods, baking and cooking? Becoming a Master Chocolatier

You can pursue your chocolate obsession as a chocolate maker, a culinary pastry chef, a confectioner or Master Chocolatier. A chocolate maker might be self-taught, but a culinary chef or Master Chocolatier will require specialized training.

To become a pastry chef, one will need extensive training at one of the many Culinary Institutes around the world. Any university that offers culinary programs or a specialty school will normally have a pastry program. As a pastry chef you will gain knowledge of the entire industry including baking, chocolate making and confections. Some schools offer specialties in chocolate but most are broad based.

Many of the institutions offer programs that run from bachelors degrees in Applied Science to first level certificates of knowledge. Different opportunities will open for those who hold a degree as a Pastry chef. A pastry chef can learn to specialize in chocolate or choose to branch out into other culinary avenues, such as baked goods.

The last phase of learning the skill of chocolate making is to become a Chocolatier. Chocolatiers specialize in chocolate, as well as dishes that have chocolate as one of the main ingredients. Once you achieve this level you will be able to deal with chocolate in all forms!

There are only a handful of schools in the world that focus only on the art of making chocolate. Once you attend such a school you will graduate as a master chocolatier. These schools area scattered all over the world, including Belgium and South Africa. These programs teach every aspect of chocolate making and the chocolate business. In the US, the Arts Institutes of America and American Culinary Institute have pastry chef programs where chocolate making is part of the curriculum.

 

Now that our aging population has visibly become a force to be reckoned with, many homebuilders are discovering mature adults to be a potent market. But often homebuilders tend to miss the market by focusing more on the home (which is after all what builders are selling), rather than the lifestyle (which is what drives most of the sales activity in an adult lifestyle community).

Many developers and homebuilders operate from the misconception that mature buyers prefer to live in homes that are inexpensive and focus on pricing their homes as low as possible, believing that product and price are what drives the sale. And surely there are adult lifestyle purchasers for whom price is a prime consideration. But most potential residents of an adult lifestyle community are looking for three things: adult, lifestyle and community.

Purchasers in adult communities want to be sure that the community they are considering moving to is indeed an “adult” community. As such, many such communities are age-restricted, with a hard and fast set of rules that precludes the possibility of children moving in. Of course, in jurisdictions that do not allow discrimination on the basis of age, there are other ways to “restrict” who moves in. This could range from so-called restrictive covenants registered on title of the property to rules about the permanent number of residents that may occupy any one dwelling unit (usually no more than two) under a condominium corporation or a rental agreement. Finally, the best method to maintain the integrity of an adult lifestyle community is to offer homes that are specifically designed for an older, childless demographic. The market will take care of the rest.

Some builder want to hedge their bets by offering large two storey homes in adult communities, imagining that they would be appealing to younger baby boomers that still have children at home. This fallacy results in pleasing neither the younger baby boomers that do not want to live in a community comprised largely of older people, nor the active adults seeking a childfree lifestyle.

As stated above, one of the most important considerations on the part of the purchaser in an adult community involves lifestyle. Many people in their 50s and 60s who are either retired or semi-retired have a lot of leisure time and a plethora of interests about which they are very passionate. Many are into golf in a big way and seek communities that are near golf courses. Many are into personal fitness and look for communities that provide exercise facilities. There are nearly as many interests as there are individuals seeking to live the adult lifestyle. Those communities that recognize this very important fact tend to do very well, while those that don’t, not so much.

Finally, active adults tend to be very social and seek to live in a community where they find others of similar interests and values. Many of these communities have organized activities, such as a bridge club, a golf group, round-robin tennis tournaments or group projects such as quilting or knitting. A sense of being a part of a community of like-minded individuals really is one of the most important aspects of a successful adult lifestyle community. These are the reasons why a community clubhouse is probably one of the most important amenities that any adult lifestyle community could provide. And the greater the variety of amenities and interests, the more people will be attracted to live there.

Nobody knows your business better than you do. After all, you are the CEO. You know what the engineers do; you know what the production managers do; and nobody understands the sales process better than you. You know who is carrying their weight and who isn’t. That is, unless we’re talking about the finance and accounting managers.

Most CEO’s, especially in small and mid-size enterprises, come from operational or sales backgrounds. They have often gained some knowledge of finance and accounting through their careers, but only to the extent necessary. But as the CEO, they must make judgments about the performance and competence of the accountants as well as the operations and sales managers.

So, how does the diligent CEO evaluate the finance and accounting functions in his company? All too often, the CEO assigns a qualitative value based on the quantitative message. In other words, if the Controller delivers a positive, upbeat financial report, the CEO will have positive feelings toward the Controller. And if the Controller delivers a bleak message, the CEO will have a negative reaction to the person. Unfortunately, “shooting the messenger” is not at all uncommon.

The dangers inherent in this approach should be obvious. The Controller (or CFO, bookkeeper, whoever) may realize that in order to protect their career, they need to make the numbers look better than they really are, or they need to draw attention away from negative matters and focus on positive matters. This raises the probability that important issues won’t get the attention they deserve. It also raises the probability that good people will be lost for the wrong reasons.

The CEO’s of large public companies have a big advantage when it comes to evaluating the performance of the finance department. They have the audit committee of the board of directors, the auditors, the SEC, Wall Street analyst and public shareholders giving them feedback. In smaller businesses, however, CEO’s need to develop their own methods and processes for evaluating the performance of their financial managers.

Here are a few suggestions for the small business CEO:

Timely and Accurate Financial Reports

Chances are that at some point in your career, you have been advised that you should insist on “timely and accurate” financial reports from your accounting group. Unfortunately, you are probably a very good judge of what is timely, but you may not be nearly as good a judge of what is accurate. Certainly, you don’t have the time to test the recording of transactions and to verify the accuracy of reports, but there are some things that you can and should do.

  • Insist that financial reports include comparisons over a number of periods. This will allow you to judge the consistency of recording and reporting transactions.
  • Make sure that all anomalies are explained.
  • Recurring expenses such as rents and utilities should be reported in the appropriate period. An explanation that – “there are two rents in April because we paid May early” – is unacceptable. The May rent should be reported as a May expense.
  • Occasionally, ask to be reminded about the company’s policies for recording revenues, capitalizing costs, etc.

Beyond Monthly Financial Reports

You should expect to get information from your accounting and finance groups on a daily basis, not just when monthly financial reports are due. Some good examples are:

  • Daily cash balance reports.
  • Accounts receivable collection updates.
  • Cash flow forecasts (cash requirements)
  • Significant or unusual transactions.

Consistent Work Habits

We’ve all known people who took it easy for weeks, then pulled an all-nighter to meet a deadline. Such inconsistent work habits are strong indicators that the individual is not attentive to processes. It also sharply raises the probability of errors in the frantic last-minute activities.

Willingness to Be Controversial

As the CEO, you need to make it very clear to the finance/accounting managers that you expect frank and honest information and that they will not be victims of “shoot the messenger” thinking. Once that assurance is given, your financial managers should be an integral part of your company’s management team. They should not be reluctant to express their opinions and concerns to you or to other department leaders.

There are some instances where travel agents can travel for free, but for the most part they do come out of their pocket. Below are three instances where travel agents can rack up extra savings and put money back into their pockets.

I will share my savings experience as a home-based agent, which has caused me to save hundreds of dollars!

Get Paid on Retail or Sale Pricing

When I travel as an insider, I get paid when I book travel for myself (and of course I get paid when I do it for others). The price I pay could be the same as any one that is not part of the industry, the difference would be I get a check and you don’t! Commissions are already built-into the price of what you see online or what your travel agent quote you already has the commissions built-in. (they are never in addition to price quoted, if you are told extra fees need to be added to cover commission… run)

Travel at Net or Wholesale Pricing

Now, if I decide that I want to travel at a lower cost and forgo my commission, I still have to pay the net cost, I just would not get paid for the trip. You can get travel at great bargains if you travel this way!

But, I must add that various agencies may have ‘special’ discounted trips that agents can take for themselves or sell to their clients and STILL get a commission! I love these because your getting paid AND the rates can be even better than net rate PLUS you have a great deal you can offer to your clients. Only downside is that there may be a limit on how many can travel and restricted to specific dates.

Travel on the Industries Dime

What about those really dirt cheap trips? Yes, dirt cheap destinations do exist and are exclusive for travel agents and are typically known as FAM trips or Familiarization trips. These trips are more educational for travel agents and teach agents about the property or destination experience they are visiting.

Vendors invite agents on these ‘FAM’ trips so they can get more in-depth knowledge to share with their clientele. The goal is to promote to get more bookings for those properties or destinations. Prices for these trips are such a steal that they might as well be free!

Just to recap, travel agents pay for their trips in four ways:

1. Travel at retail pricing & get paid the already built-in commission

2. Travel at retail minus already built-in pricing (therefore no commissions are paid)

3. Travel at wholesale plus get a commission (vary per agency and limits dates & quantity)

4. Travel on a FAM trip – steeply discounted trips (exclusive to travel agents

Travel is frequently listed as one of the “must do” things on peoples’ lists, and resort hotels that not only pamper but also include natural beauty, history, great food, and lots of recreational opportunities are very attractive. The property began as a private game preserve, was later used as a conference center, and took on its present character with its purchase in 1987 by the founder of 84 Lumber Company, Joseph Hardy III. A few less-common activities include a shooting academy, dog sledding, and a bowling alley; you can also land your plane at the resort’s 3,900-foot airstrip. Only 40 miles from the Greenbrier, you could try out both places over a long weekend. A number of restaurants, from formal to casual, will tickle your taste buds. 4. Wentworth by the Sea, New Castle, New Hampshire. My parents are from the North Shore area of Massachusetts, and I love going to New England any chance I can. So, our July visit to this Marriott Hotel & Spa was eagerly anticipated, and I wasn’t disappointed. An hour north of Boston, this is the most easily accessible resort hotel among the five, with 161 rooms and views of the Atlantic. Wentworth by the Sea is close to Portsmouth, an historic, pedestrian-friendly city. The hotel itself was built in 1874, was closed in 1982, and, after many changes in ownership and its almost-demolition (two different times), it ultimately re-opened in 2003. Historically, the Wentworth is noteworthy as the venue for hammering out the 1905 Treaty of Portsmouth, which ended the Japanese-Russo War. Although the grounds are small compared to the first three hotels, golf is available at the adjacent Wentworth by the Sea Country Club, and a 170 slip marina is available for boaters. Dining includes the seasonal Latitudes restaurant by the marina, and the Wentworth Dining Room with a local emphasis (i.e. lots of offerings from the sea). Don’t miss: Portsmouth Harbor Cruise departing at Ceres Street (I’d recommend making reservations in the summer – a few walk-ups were turned away). About an hour and a half long, the Harbor Cruise offers lovely scenery, historical sites, and is fully narrated ($16/person). Rates at Wentworth by the Sea begin at $229. Pet friendly? Yes, for an extra fee.

5. The Wauwinet, Nantucket, Massachusetts. The Greenbrier had the prettiest public places, but the Wauwinet had the most charming rooms (all 35 of them) – each one unique yet elegant – ours had blue and white flowered wallpaper, a high antique pine bed, and a small but modern bathroom. The little extras were nice – especially nice turn-down service with yummy chocolates, personalized stationery, full breakfast included with room, the services of an excellent concierge (she knew us by name), and 4 p.m. port, sherry and cheese. The location of the Wauwinet, on the secluded end of the island between the bay and the ocean, lets you escape from it all, but with jitney service provided to town nine miles away you enjoy the best of both worlds. No pool at the Wauwinet and no golf on the premises, but it’s nearby. Now a member of Relais & Chateaux, the inn was built by two sea captains in 1876, and is only open from May until October. TOPPERS restaurant provides fine dining, and has won many culinary awards. We ate there twice -once for the formal dining, and once on the deck enjoying a spectacular sunset. Don’t miss: Use the Wauwinet’s bikes and pedal (about five miles) to ‘Sconset, a quaint oceanside fishing village dotted with historic cottages covered in roses. Rates can vary – a lot. We were originally going to go over Labor Day Weekend, but found that the price of a room was hundred of dollars less per night on the Tuesday/Wed/Thursday preceding the holiday weekend, so ASK (we were able to book a room for $250/night. Pet friendly? No, and guests (human) need to be over the age of 12.
